What this calculator shows

It turns a home price, down payment, interest rate and loan length into a monthly payment. It also adds yearly property tax and home insurance, so you see the full monthly cost of owning, not just the loan repayment.

The formula

The loan payment uses the standard amortisation formula: payment = loan x r / (1 - (1 + r)^-n), where r is the monthly rate (annual rate divided by 12) and n is the number of monthly payments. Tax and insurance are simply divided by 12 and added on.

A worked example

On a $350,000 home with 20% down, the loan is $280,000. At 6.5% over 30 years the payment is about $1,770 a month, and total interest comes to roughly $357,000, more than the amount borrowed. Shortening the term to 15 years at 6.0% lifts the payment to about $2,360 but removes most of that interest.

Ways to lower the cost

A larger deposit shrinks the loan. A lower rate matters hugely over decades, so compare lenders. Extra payments go straight to principal and shorten the loan. Terms like PMI or mortgage insurance may apply with small deposits, and they are not included here.

Good to know

Rates, tax levels and fees differ by country, state and lender. Treat the result as an estimate and ask a lender for an official quote.

Frequently asked questions

Is the result a quote?

No. It is an educational estimate. Your lender will confirm the exact figures.

What is included in the monthly total?

Loan principal and interest, plus the monthly share of property tax and insurance you enter.

Why does interest look so high?

Early payments are mostly interest, and over 30 years it adds up. A shorter term cuts it sharply.
